Yes, Simportable buildings come with a complete floor structure, including joists and bearers, all inspected and approved by our local Council. However, you will need to install site-specific piles or concrete footings to properly support the structure. These foundations ensure stability and compliance with building regulations tailored to your specific location. Contact your local Council for specific rules and regulations, as requirements may vary by area.

The inclusion of on-site connections such as power, water, sewer, stormwater, and gas is not part of our package, as each site may have unique council requirements. However, we are more than willing to assist you in coordinating these connections. SIMPortable buildings come with standard plumbing, electrical, and gas systems, ready to be connected to on-site utilities once delivered.

We do not include transportation in the cost of the transportable as costs vary based on the location but rest assured, we are more than willing to support you by facilitating transportation arrangements and obtaining cost estimates upon request.

During their time at our Gibson Quay yard, SIMPortables are insured. Upon purchase, it becomes the client's responsibility to secure suitable insurance, which should initially include transit insurance. As the building is situated on its foundations and undergoes necessary connections and potential modifications, contract works insurance is advisable. Once the construction is finalised, transitioning to domestic house insurance is then recommended.

Our transportable buildings are constructed using Structural Insulated Panels (SIPs), which offer exceptional insulation properties. This results in lower heating and cooling costs and a more comfortable living environment year-round. Because SIMPortables have superior insulation and energy efficiency, they also include ventilation units to ensure optimal air quality. Old container homes, sleepouts, and some newly built transportable homes on the market often lack adequate insulation, leading to higher energy bills and less comfort. In contrast, SIP-constructed buildings are airtight and energy-efficient, maintaining a stable indoor climate and reducing the presence of allergens and pollutants. Additionally, old container homes can harbour rust, chemicals, mould, and other harmful substances that negatively impact indoor air quality and overall health. By choosing our SIP-constructed transportable buildings, you are opting for a healthier, more sustainable living environment.

As we build and sell SIMPortable homes as complete units, customisation of the interior is not available. We design the interiors with a modern, versatile aesthetic to ensure that your personal furnishings will complement the space perfectly. Window furnishings such as curtains or blinds are not included, as these are typically a matter of personal preference. This approach allows you to add your own touches to create a space that feels like home.
